Town coach issues Hughes warning
Defender Hughes has been with the Cobblers since January 2007 and has so far not given a response to the offer.
Sampson told the official website: "No one has offered him a contract elsewhere at the moment so he is playing a bit of a dangerous game.
"I think he needs to make a decision fairly soon and hopefully he will do that.
"The offer has been made and is a very good offer. It is reduced from last season but not by much."
