Chesterfield Borough Council's planning committee has approved the Spireites' plans for a new stadium.
The League Two side are keen to leave their Saltergate home and move to a 10,000 all-seater ground on a brown-field site that used to house the Dema glassworks factory.
Chesterfield chairman Barrie Hubbard told the club's official website: "We all feel elated that at last we're getting somewhere and congratulate the development team in putting together such a comprehensive regeneration plan that's now been unanimously approved.
"There are the normal conditions concerning highways and traffic, landscaping, community safety and the like to work through, but nothing that isn't capable of being resolved to everyone's satisfaction."
